Asphalt maintenance is important for the protection and longevity of your asphalt. The main focus is on preventative maintenance as well as repairs to existing anomalies to prevent further damage resulting in costly repairs. Distressed area of asphalt (Alligatored area) cracks can leave access for debris, vegetation and water to intrude the crack and cause more damage. Water finds the path of least resistance and can damage the subgrade resulting in further damage. We recommend sealing all cracks over 1/8 inch.

Sealcoat is not just cosmetic, it is vital to the preservation of asphalt as it protects the asphalt from UV rays, oxidation, stains, weather, chemicals/oils and other elements. Once asphalt has been paved, it is a rich deep black color full of oils. As the asphalt oxidizes it loses those oils and hardens, when the asphalt starts to turn gray in color is has cured and is ready for sealcoat (generally 30-90 days for new asphalt, depending on time of year paved and weather). Sealcoat can be applied in 1 or 2 coats and is recommended ever 2-4 years depending on traffic and weather conditions.

Distressed areas of asphalt such as low spots holding water (bird baths), improper draining, potholes, alligatored areas (cracking in asphalt that resembles alligator skin) can be repaired with hot mix asphalt through various methods at different price points.
